Contract to Close
Begins after we receive a fully executed contract. Our team actively follows up for missing documents, signatures, initials, and transaction information. We keep you informed and seek your direction when needed.
Breakaway does not handle or coordinate repairs. The agent retains responsibility for terms, negotiations, client advice, strategy, professional judgment, authorizations, and decisions.
Compliance Only
We review supplied documents, upload compliant documents into the brokerage system, identify deficiencies, and notify the agent. The agent is responsible for obtaining missing items and resolving deficiencies. This limited service does not include follow-up with parties to obtain missing documents, signatures, or initials.

Contract, counteroffer, and addendum preparation follows the agent's specific terms and instructions. The agent determines and approves terms. Listing drafts are reviewed and approved by the agent before activation.
We may coordinate the photographer and upload completed photos when requested. Breakaway does not provide photography itself.
MLS and open house information
Breakaway may enter agent-provided open house information into the MLS when permitted by applicable MLS and brokerage policies. We do not coordinate, host, staff, market, or otherwise manage the actual open house.

Short Sale Negotiation
A separate specialty service for listing agents in Florida and Ohio, with its own scope and pricing. It is not included in standard Contract to Close. There is no seller fee. The lender determines short sale eligibility and approval.

How billing works
Contract-to-close services are billed to the card on file after closing.
Listing coordination is billed when the listing goes live.
All other services are due at the time the service is rendered.
