Transaction Coordinator vs. Brokerage Compliance Support

Both roles can support an organized file. The practical difference is how actively each one follows the administrative work after a missing item or next step is identified.

Two useful roles with different scopes

Brokerage compliance support varies by brokerage. In a basic compliance review, staff may review the documents in the file, confirm whether required items are present, and identify signatures, initials, forms, or information that are missing.

That review can be valuable. It tells the agent what still needs attention before the file can move through the brokerage process. The agent may still be responsible for obtaining the missing items, correcting deficiencies, communicating with the parties, and tracking the related deadlines.

What full transaction coordination adds

Breakaway provides active transaction coordination from contract to closing. Our team does more than identify an outstanding item. Based on the service selected and the agent’s instructions, we continue the administrative follow up needed to keep the transaction moving.

  • Follow up for missing documents, signatures, initials, and transaction information.
  • Prepare appropriate addendums based on the agent’s instruction.
  • Coordinate signatures and distribute completed copies to the required parties.
  • Communicate with clients, the cooperating agent, lender, title company, and other transaction participants as appropriate.
  • Track critical dates and keep outstanding administrative details visible.
  • Continue follow up through closing and organize the file for brokerage review.

How the roles can work together

A transaction coordinator and a brokerage compliance team do not need to compete. Full transaction coordination can handle the active administrative work, while the brokerage retains its own review requirements and oversight. Breakaway adapts to the brokerage systems and workflow available to the agent.

Requirements and access can vary by brokerage, MLS, state, and system. Breakaway provides administrative support and does not provide legal advice or interpret contract terms.

Which level of help fits your file?

Basic compliance support may fit when the agent has time to resolve missing items, manage communication, and track the transaction after the review. Full transaction coordination may fit when the agent wants an experienced team to stay involved, follow up, and keep the administrative work moving from contract to closing.
